What follows is an honest description of how spaceso works, written so a lawyer can turn it into terms and so you can see what you are dealing with. It has not been through legal review and should not be relied on as a contract.

What spaceso is

A place to find spare desks and cabins in offices that are already working, and to reach the company that has them. That is the whole of it. We are an introduction, not an agent and not a landlord.

What we are not part of

Your rent. Host and guest agree it and settle it directly. We take no commission and no cut, and money for rent never passes through us.
Your deposit. We never hold it. The host collects it and the host returns it.
Your agreement. Whatever you sign with the other side is between you. We are not a party to it and cannot enforce it.

The consequence, stated plainly because it affects what you should trust: since no money moves through us, we have no independent evidence that any deal actually happened. Anything on this site describing a completed booking came from one of the parties saying so.

What we charge for

Hosts pay a fee to list a property.

Buyers get a number of free property unlocks, and pay for access after that.

The current amounts are shown before you are asked to pay. Changing a price never changes what an existing subscriber already bought.

Listing a space you are entitled to share

Most commercial leases restrict sharing or subletting. When you list a space you confirm you are allowed to let other people use it, and we record that confirmation with a timestamp. If you are not sure, check your lease before listing — it is your agreement, and we cannot check it for you.

Addresses

A host’s exact address is not for sale. Paying for access does not reveal it: it is released only when the host accepts your request to visit. Collecting host addresses or contact details at scale is grounds for removing an account.

Refunds and cancellation

Not settled yet. This section has to exist and has to be specific before we take payments — a gateway will ask for it, and so will anyone sensible. Until it is written, ask us and we will sort it out case by case, in your favour if it is arguable.
